Giving peace of mind for landlords
What is a Rent to Rent agreement?
In a Rent to Rent agreement, the landlord (us) will usually sign a contract for a specified period (usually 3 to 5 years) with a property owner (you).
This will give property owners peace of mind that they will have continuous rental payments. Then, we will let individual rooms out in the property, with the view of improving, renovating, and revamping to provide privacy and independence to all residents.
Why should we use U-Designservices?
Letting a property directly to a client is challenging, difficult and time-consuming for a landlord.
It involves finding a tenant, running the tenancy agreement on a day-to-day basis and maintaining the property. Tough!
We can accommodate by offering a Rent to Rent agreement where the property owner can earn up to £7,500 before paying any tax to HMRC.
We can modify and service a rented room in your HSE to bring you that extra income and the modifications are, in most cases, very simple!
What are your rates?
Price plans are available upon request.
In our Rent to Rent agreement, the property owner gets about 75% out after charging our services.
Are you licensed and insured?
Should you need further information on how to make an enquiry or complain, we are accredited by the NLRA, fully licenced and insured. We are also listed with the PRS scheme.
What is stopping me from simply renting an extra room on my own without going through your company?
The legislation that covers tenants gives them a lot of rights to remain in the property, even if they're causing a nuisance that you cannot collect proof on. Even when there is no written agreement, the legislation favours the tenant.
Besides, the property must be checked regularly to ensure it's clean enough for the next person and that requires a lot of time. With lots of different people using the property, it's hard to tell who has mistreated items and that only gets noticed when the item has failed completely.
Our maintenance team would ensure that the room/space you're renting is up to a standard and we also have the tools and know-how to anticipate the obsolescence of items.
What are your terms and conditions?
If you do not have any insurance and you are now looking at getting some, and you are also considering subletting a property, then you will need to make sure you choose an insurance policy that is suitable for your needs.
If you aren’t sure whether you’d like to sublet, but think that it might be a possibility, it is worthwhile taking this into account when you choose your policy.
Different policies will cover your property in different ways, so always be sure to read the insurance policy documents thoroughly before making your decision (reference https://www.falconinsurance.co.uk/sublet-insurance/)
I'm not really bothered by the condition/state of the room I'm renting out, I just want the money.

What most people don't realise is that planning plays a big part in your property income.
“The time to repair the roof is when the sun is shining.” – John F. Kennedy
Landlords who are not bothered about the condition will lose ratings on the short stay let sites and will eventually be removed if the propery standard is reported by too many guests.
And even if the property stays on the site, it will be losing considerable income for the property owner.
The redesign of the floor layout can ensure a wall will separate the guests' and property owner's habitable area, giving privacy and independence to both parties and increasing the rentable value.
